Location: Angra Dos Reis, Brazil

Price: BRL32 million (US$9.85 million)

On the southern coast of Rio De Janeiro lies this "small paradise," as described by Frederico Judice Araujo, the property’s agent. The property consists of a main house and three smaller bungalows tucked into the coast of one of Angra Dos Reis’s 365 beautiful islands.

The landscape and wildlife of this idyllic, 32-acre private island, surrounded by the lush vegetation of the Atlantic Forest, is preserved by law. Mr. Judice Araujo explains that "due to environmental restrictions in this region of Brazil," no more than these few structures, erected in 2007 and 2008, would be approved for building. "Everything that has been built there is approved, and there are some trails around the island that allow you to walk through the rainforest, but you can’t build much else."

The main house has open-plan living and dining areas, a large space for cooking, lounging and receiving guests.

The three smaller bungalows contain five bedrooms, each with a balcony and en-suite bathroom, where residents and guests can retreat for peace and privacy at night.

Stats

This estate has 10,258 square feet of living space. The island’s seven structures include a main house and three bungalows, as well as three more small huts for employees.

Amenities

There’s a large Jacuzzi, sauna, cinema room and an outdoor kitchen/barbecue area. The property also offers features specific to its island location. There is a boat ramp and dock—and two small boats are included with the sale—as well as a heliport for two helicopters on top of the island, from which it is a five-minute walk down to the house.

There is also a charming wine cellar grotto below the main house—the walls of which are made of rocks from the island. Mr. Judice Araujo described it as "cavelike."

Neighborhood Notes

The unique island region of Angra Dos Reis is "the most beautiful place in the state of Rio De Janeiro for wealthy clients that want to rest and enjoy the sea life of boats and beaches," according to Mr. Judice Araujo. He describes the city of Angra Dos Reis, which lies about 15 minutes by boat from the island, as a functional center serving people who own property in the area, with the main attraction of the area being not the city itself but the beauty of the islands and beaches surrounding it.

While the city of Angra Dos Reis does not have much to offer by way of culture, the thriving cultural centers of Sao Paolo and Rio De Janeiro are both easily accessible from the island, with Rio de Janeiro only a 30-minute helicopter flight away, or two hours by car.
