Among the most exclusive gated communities in the Miami area, Tahiti Beach Island,  a 29-home enclave within Coral Gables’ larger Cocoplum gated community, offers premium security and expansive bayside homes.

Recently listed, this house is currently tied for the most expensive listing in Coral Gables. Part of the reason: "It’s the only property [at Tahiti Beach Island] with private beach access," said listing agent Irina Artemova of Luxe Living Realty. "There are only a few houses [at Tahiti Beach] and not all of them are on the water, just a few of them. It’s really beautiful and has an open bay view."

The price, she said, makes sense "considering the property's unique features and location, its extensive renovation and the fact that there was a sale for [a comparable listing nearby for] $43.7 million back in February," she said.

Designed to resemble a Polynesian getaway, Tahiti Beach was created by Coral Gables developer George Merrick in the 1920s to serve as a beach for guests at the nearby Biltmore Hotel who accessed it via gondola. After a catastrophic hurricane in 1926 it became a public beach; it was sold as part of a housing development in 1974.

The Tuscan-style home, which was built in 2009 by Florida architect Ramon Pacheco of Pacheco-Martinez & Associates, was completely renovated by the current owners in 2016. "They use a lot of marble in the bathrooms. They spent a lot of money on the finishes," Ms. Artemova said.

The Stats

The two-story house has 10 bedrooms and 11 bathrooms spread over 21,235 square feet. The property measures 1.42 acres and includes 500 feet of waterfront.

Amenities

Outdoor space here is key—a sizable infinity pool overlooks the water and a state of the art summer kitchen with barbecue, dining space and lounge area are nearby. There’s also a spa, sauna and movie theater. Lighting, air conditioning, music and televisions can be controlled throughout the house via smartphone.

There’s also an elevator and a four-car garage.

Neighborhood Notes

A guarded gate, private roads and patrol officers make Tahiti Beach appealing to high- profile buyers. "It’s very secure, very private," Ms. Artemova said.

Homeowners also have use of a private beach park and tennis courts and, as residents of the Cocoplum community, access to a neighborhood gym, pool and playground.

Both Miami Beach and downtown Miami are under 15 miles away.

Celebrity Cachet

Retired basketball star Ray Allen, formerly of the Miami Heat, lives next door in a 10-bedroom house he bought in 2014 for $11 million;  Cher once owned a home several doors down. ESPN host and retired NFL player Jon Vilma is reportedly putting his home at 17 Tahiti Beach on the market for $18.5 million.
