$51 Million Penthouse in Downtown Manhattan Goes into Contract

The sale at 160 Leroy is likely to lead sales records for the area

A penthouse at 160 Leroy, the curvaceous residential building in Manhattan's West Village, entered contract Thursday, listing records show. It was last asking $51 million.

If the sale closes for its substantial asking price it’s poised to top downtown Manhattan sales records, knocking the current record holder—2014’s $50.9 million penthouse sale in Chelsea’s Walker Tower—off its pedestal.

The 7,750-square-foot apartment had been on the market since June 2016, and it was asking $48.5 million right up until last week, listing records show, when the price was bumped up 4.67% to $51 million.The unknownowner-to-be will be the penthouse's very first resident.

The five-bedroom penthouse has a private elevator, four wood-burning fireplaces, 12-inch wide-plank imported Scandinavian larch wooden floors, a library, a media room and a 4,944-square-foot roof terrace with a private pool. Monthly charges on the unit run to the tune of almost $25,000, according to the listing with brokers Madeline Hult Elghanayan, Kirk Rundhaug, Lauren Muss and Dennis Mangone, who did not immediately respond to requests for comment.

The penthouse was originally part of a sprawling full-floor $80 million penthouse that was divided into two, reportedly following concerns of a luxury market cooldown. The second, and smaller, of the two penthouses had an asking price of $31.5 million. It went into contract in June.

The 49-unit building—developed by Studio 54 co-founder Ian Schrager and designed by Herzog & de Meuron—offers amenities including a fitness center, a yoga and pilates studio, a private massage room, a recreational lounge and a gourmet take-out and delivery restaurant.

The Manhattan sales record is held by a penthouse at One57, the glass tower at 157 West 57th St. It sold in 2014 for $100.4 million.
