Another Apartment at 432 Park Ave. Sells — This Time for $28 Million

At least 17 homes have sold for over $20 million so far this year

The Rafael Viñoly-designed 432 Park Ave. skyscraper scored another big sale last month. A buyer, under the umbrella of an LLC, purchased Apartment 68A for $28 million. Public records show that the deal closed on Aug. 31.

A spokesperson for co-developer CIM Group declined to comment on closings.

But the buyer is believed to be Maher Mikati, CEO of M1 Fashion, who is also on the board of the family-run M1 Real Estate, according to The Real Deal.

Against the general softening of the luxury market, this new 96-story skyscraper, the tallest residential building in the western hemisphere, has seen at least 17 apartments sold for over $20 million this year. There are a total of 106 units in the luxury condominium building.

On Aug. 25, unit 84A, with three bedrooms and three bathrooms, was sold for $21 million, close to its asking price of $22 million. In July, 72A and 73B were sold for $30 million and $31 million respectively. And back in June, a buyer snapped up the full 79th floor for $59.1 million.

But the priciest sale in this building was recorded last year when a penthouse was sold for $95 million. Saudi retail magnate Fawaz Al Hokair was the reported buyer.

Luxury extras are a big draw in this building, which has 30,000 square feet dedicated to amenities, including a private restaurant, a fitness center, a 75-foot indoor swimming pool and a separate Jacuzzi.
