One57 Had Manhattan’s Priciest Sale Last Week

Apartment was asking for $25 million, reduced from $38.9 million

In a week shortened by Labor Day, 15 contracts were signed in Manhattan at $4 million and above, an average number for this period of time, according to Olshan Realty’s latest snapshot of the luxury housing sector.

But two properties in particular were far from average. The No. 1 contract was apartment 62A at One57 on Billionaire’s Row, which represented a more-than-$6-million loss to the seller.

The property in the upscale, 90-story  building had a $25 million asking price, reduced from $38.9 million when it first went on the market in October 2014. The 4,483-square-foot, three-bedroom property, which has views of Central Park, was originally purchased as a brand-new condo for $31.67 million in April 2014 by an LLC named Escape from New York.

The 90-unit condominium building was built above a five-star Park Hyatt hotel that has a separate entrance for its 210 rooms. Amenities include use of hotel services, gym pool, private dining, a library lounge, performance space, and a garage.

The bright spot of the week was the No. 2 contract—a record-breaking sale for the neighborhood north of  79th Street and east of Lexington Avenue, known as Yorkville. Two apartments were sold separately to be combined: the Penthouse and 32A, which is the unit below, at 360 East 89th Street. The asking price was $21.66 million for a total of 7,430 square feet.
