This motor-sports themed enclave established in 2004 certainly fuels a need for speed. The spotlight may shine brightest on the community’s very own motor speedway, but the European-inspired townhouses, leafy parks and everything-you-could-want amenities are equally as impressive.

Boundaries

Motor City's boundaries are the Sheikh Mohammed bin Zayed road (Highway 311), Studio City and the Polo Club, Sport City and Arabian Ranches Phase 1.

Price range

The average three-bedroom apartment in Uptown Motor City will go for AED 2,100,000 (US$572,000). On the higher end, in Green Community Motor City, a five-bedroom villa will fetch AED 7,600,000 (US$2.1million).

Housing stock

The neighborhood is a mixture of apartments, townhouses, and bungalows in two distinct sections. "Motor City consists of Uptown Motor City (low-rise residential buildings) and the Green Community Motor City (townhouses, bungalows, family villas). It’s mainly apartments, and the style is Mediterranean," says Alisher Ismatov, Senior Global Property Consultant at Gulf Sotheby’s International Realty.

Suvira Gupta, Property Consultant at Engel & Völkers further explains, "The community is based on European-style of architecture, with names like Shakespeare Circus, Sherlock House and Benetton house. The three-to-four-story buildings have lots of greenery, and many have children’s parks, play area and pools. It’s also a pet-friendly community."

What makes it unique

Mr. Ismatov explains Motor City’s appeal saying, "Whether you love cars or not, Motor City is a great place for the family and a great place for business. It has luxury villas, townhouses, bungalows and apartments, and the opportunity to see the Dubai Formula One race—potentially from your very own balcony."

Despite all the adrenalin-powered perks, Motor City has a more mellow side too. "The area is quite popular with families," Ms. Gupta says. "The green parks and closeness to new Dubai communities is what drives people to Motor City. It is very well connected to the city, yet secluded."

Luxe amenities in the neighborhood

With the International Automobile Federation-sanctioned Dubai Autodrome, the Dubai Polo & Equestrian Club (with renowned restaurants on its grounds) and proximity to golf courses, a cycling track and a cricket stadium, sport fanatics will be in heaven.

For everyone else there truly is everything else, such as the largest (and smallest) Spinney’s Supermarket in Dubai, Ranches Souk, a community mall with international brands and several high-end spas in the area.

Schools in the community include the GEMS Metropole International School in Uptown Motor City, Al Qudra School in Arabian Ranches, and Safa Community School in Arjan.

Who lives there now

"This community caters to an expat population with professions ranging from doctors to lawyers to engineers and managers of different companies and, of course, entrepreneurs," Ms. Gupta says. "It has a good mixture of people from Europe, Asia and the Middle East."

Outlook

The demand for Motor City is steady in the best way possible. "Compared to rest of the city, the prices have not gone down much in terms of property value," Ms. Gupta says. "Rentals are pretty much the same or have slightly increased in last three to four years, and buyers still have to struggle to find a vacant property."
