A $35 million penthouse at 150 Wooster is poised to be the most expensive contract signed in SoHo this year, according to StreetEasy data.

The condo, which went into contract Tuesday according to listing records, was never publicly listed. The four-bedroom penthouse has five-and-a-half bathrooms, spans approximately 6,770 square feet and has a private terrace, according to the listing with CORE’s Emily Beare.

Ms. Beare called 150 Wooster "the biggest success story in New York City luxury real estate right now."

The KUB Capital-developed building in SoHo's Cast Iron historic district, is home to six units with prices starting at $12.95 million. "This building has been a labor of love for KUB and the results speak for themselves," Ms. Beare said. Sales launched in October, and four of the six residences are in contact, listing records show.

Both the building and the penthouse are still under construction and are slated for completion early next year. The final apartment will be brought to the market "in the near future," Ms. Beare said.

The most expensive listing currently on the market in SoHo is Jon Bon Jovi’s onetime home on Mercer Street, which is asking $34 million.

The highest closed sale in SoHo so far this year was the penthouse at 10 Sullivan St., which sold in January for $25.4 million. No listings priced above $30 million have closed yet this year, according to StreetEasy data.

It seems $35 million is the magic number for new developments in downtown Manhattan this winter. In nearby Nolita, a $35 million penthouse went into contract at 152 Elizabeth St. in November.
