Real-estate investor Ben Nehmadi is scoring two celebrity pedigrees for the price of one, buying the former home of the late novelist Jackie Collins as well as the neighboring home currently occupied by actor Al Pacino for $30 million, according to people with knowledge of the transaction.

In February Ms. Collins’ estate, which owns both homes, listed her Beverly Hills home for $30 million, and later reduced the price to $24.5 million. The adjacent property, which Ms. Collins had rented out, was not listed. Mr. Pacino has been the property’s occupant for about 10 years and will remain in place for now, according to people with knowledge of the transaction. The actor wasn’t immediately available for comment.

Ms. Collins, who died last fall at age 77, built the roughly 20,000-square-foot, eight-bedroom house and swimming pool on a lot measuring about an acre in the early 1990s. At around the same time she bought the slightly smaller lot next door, which contains a six-bedroom house measuring about 5,200 square feet, a guesthouse, a swimming pool and a tennis court.

Mr. Nehmadi founded commercial real-estate firm Republic Investment Company in the 1980s in New York City but moved its headquarters to California in 2006, according to its website. The Nehmadis already live in Beverly Hills but had been looking for a larger home, according to Richard Maslan of Hilton & Hyland, who represented them. They plan to move in to Ms. Collins’ home and may eventually use the adjacent home for guests, but haven’t yet decided, Mr. Maslan said. Mr. Nehmadi didn’t respond to requests for comment.

The listing agents are Brett Lawyer and Susan Smith of Hilton & Hyland.
