This waterfront home is tucked away on Belvedere Island, an affluent community near San Francisco.

The house was built in 1964, says listing agent Tracy McLaughlin of Pacific Union, an affiliate of Christie’s International Real Estate. For an additional $10 million, the buyer can give the home a much-needed makeover. Plans call for a top-to-bottom renovation that will update it for modern living, while paying homage to its past. (The buyer is not required to go through with the proposed renovations.)

The Stats

After the renovations, the 8,062-square-foot house will have four bedrooms, three full bathrooms and one partial bath. There will also be a one-bedroom guesthouse with its own entry, kitchen and living room.

Design Pedigree

The renovated house will take its design cues from the original structure — an early modernist home made of redwood, glass and stone.

Architect Jon Peterson, founder and principal of San Francisco-based Design Conspiracy, is the mind behind the remodel. “The design concept is to complement but contrast the existing architecture,” he says, referring to the home’s angled roofline and natural building materials.  “We wanted to preserve and honor the existing design which we saw as a mixture of Northern California modern with some traditional Japanese design influence.”

The home’s previous owners began renovating, but did not finish. They left the home as a construction zone. Still, Peterson hopes to preserve as much of the original structure as he can. The property has been approved for renovations by the City of Belvedere, which the new owner will need to renew. Construction has not yet begun and will take roughly a year and a half to complete.

Amenities

Once the renovations are completed, the backyard will feature an infinity-edge swimming pool with views of Richardson Bay, as well as an outdoor kitchen. There will also be a car elevator.

Inside, there will be a glass wine room, a bar and a home theater.

Neighborhood Notes

Belvedere Island, located in Marin County, overlooks the Golden Gate Bridge and Sausalito’s marinas. Residents can walk the perimeter of the island and take in views of Angel Island and the East Bay.

Belvedere’s renowned school district attracts families, while international investors come for waterfront properties with striking city views. Just last year, Locksley Hall, a nearby mansion, sold for $47.5 million, making it the most expensive home sold in San Francisco by a whopping $12 million.
