Luxury homes trade rapidly in the Colorado capital; see some of the city’s high-end listings

San Francisco is often labeled the nation’s top market for sellers. Could Denver be next in line? Homes in the Mile High City sell faster than anywhere else in the country, according to data from realtor.com. In May, the median length of time for homes on the market in Denver was 21 days, compared with 66 days for the nation’s largest 300 markets. (Realtor.com is a part of Move Inc., which is a subsidiary of News Corp. Mansion Global is a part of Dow Jones, which is also owned by News Corp.) A similar trend is playing out in the city’s prime property market. The top 1% of homes in Denver, which realtor.com defines as properties listed for $1.2 million or more, spent 70 days on the market in May, nine days fewer than this time last year. The national median for luxury homes was 101 days. “If the properties are correctly priced, I’m seeing offers within five days,” said April Denmon, owner and broker for Denmon Realty in Denver. Steve Blank of LIV Sotheby’s International Realty agreed. “If something doesn’t sell, it probably has to do with price,” he said. “People have the confidence to buy and sell, but they’re not doing it without some sort of intelligent caution.” Luxury home sales in Denver County in the first quarter of this year rose 33% compared with the same period in 2014, according to a report from LIV Sotheby’s. The average price per square foot increased 3.1% to $433. A thriving economy has lured companies and skilled workers to Denver, which has increased demand for the city’s real estate. For some Denver homeowners, finding a buyer isn’t the real concern. Denmon said some residents are reluctant to give up their estates, fearing the inventory shortage could lead to bidding wars in the quest for their next property.
