While a growing number of penthouses in Manhattan see price cuts or have their floor plans scrapped for smaller and less expensive units, one new property seeks to be among the outperformers in New York’s softening luxury residential market.

Penthouse 37 by the late Zaha Hadid is now for sale for $50 million. The listing represents a unique opportunity: the chance to own a home in the only residential development in New York designed by the Pritzker Prize-winning architect who passed away suddenly in late March.

The five-bedroom triplex penthouse tops the 39-unit 520 West 28th Street development on the High Line in West Chelsea, slated for occupancy in early 2017, according to the Related Companies, its developer.

The 6,853-square-foot penthouse features a private in-residence elevator and a great room with balcony and fireplace, according to listing information.

“Hadid designed the penthouse inside and out, centering its design around a dramatic three-story sculptural staircase connecting to a rooftop pavilion with 2,200-square-foot terrace,” said Dan Cordeiro, managing director of the Corcoran Sunshine Group, which is listing the property.

The wrap-around terrace includes an outdoor kitchen and terraced garden. The corner master suite has a private balcony, two dressing rooms and two master bathrooms.

Residences at 520 West 28th offer between two and five bedrooms, with prices starting at $4.89 million. Common features include a wellness floor with a 75-foot long swimming pool and a spa, an entertaining suite and High Line terrace.

There is only one other residential development by Hadid in the U.S.: One Thousand Museum, currently under construction on Biscayne Boulevard in Miami.

After Hadid’s passing, the developers at the Miami project said they noted a dramatic increase in inquiries and new contracts signed. One Thousand Museum is expected to be completed late next year.
