A Spacious Condo in Brooklyn, Rooftop Terrace Included

As Brooklyn resident Ken Hudes watched a spate of residential towers rise in the borough, the architect and property developer knew he wanted to buck the trend.

“There was a growing need for a more efficient, family-sized apartment,” said Hudes, who is the president of Build360, a Brooklyn-based real-estate development firm, and the founding principal of Atelier New York Architecture.

Sales recently launched for his latest project, 97 Douglass Street in Boerum Hill, a six-story boutique condominium with only three duplex units—each with its own outdoor space.

Hudes, who has designed homes in Japan, understands how to make the most of small spaces. “It’s not about the volume of space, but the quality of space,” he explained.

The residence at 97 Douglass Street referred to as the ‘roof duplex’ encompasses the building’s third and fourth floors. The living room opens to a wide balcony with glass railings; double-height ceilings above full-length windows maximize views of the garden below.

Instead of creating an alcove for the study—which can double as a guest room—Hudes lofted it above the living room, taking advantage of the space and its unique vantage point.

The 1,410-square-foot residence has three bedrooms, two full bathrooms and one partial bath.

“I wanted each unit to have its own self-contained outdoor space,” Hudes said.  Since the penthouse features a terrace, and the ground-floor unit opens to a large garden, Hudes allotted the roughly 700-square-foot rooftop to this duplex.

“It would be more of an opulent apartment with the use of that roof,” he explained. The rooftop boasts a full kitchen with a refrigerator, a grill and 360-degree views of Brooklyn and Manhattan, according to listing agent Behzad Amiri of the Corcoran Group.

Guests can access the rooftop via a staircase that leads from the ground floor. “There’s nothing else in the area where you can have 120 people on your roof without them even coming into your apartment,” Amiri said.

Neighborhood Notes

Boerum Hill is home to stately brownstones, although a flurry of larger residential buildings have come to market.

The neighborhood has also become more family-friendly in recent years. There are artisan butchers and fishmongers; restaurants range from cozy cafés to Michelin-star restaurants.

97 Douglass Street is less than a block away from the subway stop at Bergen Street.
