A New $3.5 Million Home in Sag Harbor Designed to Look 19th Century

Listing of the Day Location: Sag Harbor, New York Price: $3.5 million This new three bedroom, three story house is part of the Watchcase Factory in Sag Harbor, a condominium development of the 1881 Watchcase factory building. It features new houses and bungalows that are designed to look like they're from the late 19th century.  Watchcase Sag Harbor includes 47 factory lofts, nine houses and eight bungalows. Construction began in 2013, and is almost completed. Eighty percent of the properties have been sold, according to Cee Scott Brown, a broker at the Corcoran Group. MORE: In Cape Cod, You Can Still Get a Deal on a Mansion Watchcase Sag Harbor offers some of the luxurious amenities of a condominium: a 62-by-24 foot heated outdoor pool, lounge, fitness room, yoga room, catering kitchen, concierge, doorman and a driver (by appointment) to provide shuttle service to and from beaches and around town. At the pool, there is also chair and towel service during the summer. This corner property is one of the nine Watchcase homes. The entrance to the house leads to the living room, dining area, kitchen and a den, which can be converted into a fourth bedroom. The palette throughout the house is pale gray and white. The floor above holds the master bedroom and the two guest suites, with a fanlight placed in the wall of the master bedroom. The pool room can also be converted into an additional guest room. The Stats The 3,509 square foot house has three bedrooms and four bathrooms. It features a private garage and an elevator to take you to the upper levels. Amenities The house has a Thermador kitchen, oak floors, 10-to-12 foot high ceilings, a terrace and a wood-burning fireplace that can be converted to gas. The master bathroom has both a tub and a shower enclosed behind a glass wall, for those who like to shower first and then soak in a tub, or vice versa. Among the condominium’s shared amenities are locker rooms with sauna and spa treatment rooms. Design Pedigree Beyer Blinder Belle Architects of New York City and Washington, D.C. are known for their sensitive and innovative use of historical properties, whether they are residential, commercial or cultural.  Their clients include Cooper Hewitt, Smithsonian Design Museum and the newly opened Met Breuer. The firm designed the layout of the Watchcase buildings. Steven Gambrel is the interior designer and Quennell Rothschild & Partners are the landscape designers. Furniture Could Be Included The purchase price does not include the furniture, which was inserted for staging purposes.  But there’s the possibility of negotiating a price for the furniture, the broker said. Neighborhood Notes Sag Harbor, once a fishing village, can be navigated entirely by foot, from one end of Main Street to the other. The town has the Bay Street Theater, which will stage a production of “My Fair Lady” in August, and The American Hotel, which dates to 1846. It is said that assorted celebrities such as Bono have been sighted at the hotel. People sail from the Sag Harbor Yacht Club and buy vintage china and dining tables from Sage Street Antiques. The 1930s Sag Harbor Cinema, currently up for sale, is still showing movies on occasional evenings. “Eye in the Sky,” the political thriller starring Helen Mirren, will be shown May 4.
