The Privileges of a Private Port

For the super yacht owner, the most valuable part of a property may be the private dock

With the sales of luxury cruisers doubling in the last five years, superyacht owners are finding themselves confronted with an essential quandary - where do they berth them? Properties with docking facilities – the bigger the better – are in high demand. “Some of my clients buy properties just for somewhere to park the boat,” said Andy Weiser, an agent with Coldwell Banker Residential Real Estate in Fort Lauderdale, Fla. What are the benefits of a private pier? Value: Purchasing a house with deep-water frontage for a 100-foot yacht can, in the long run, be less expensive than keeping the boat in a marina. Monthly marina fees for a luxury vessel of a similar size can run $15,000 to $25,000 a month. Convenience: In Fort Lauderdale, one of the world’s yachting capitals, parking spots for boats are limited. As nautical toys become bigger and more elaborate, it is harder to find spaces to berth them. Additionally, for a yacht owner, nothing is more satisfying than coming home after an invigorating day at sea and docking at your own front door, where you can sit on the deck and enjoy a sun-downer in privacy. Investment: In Florida, a house may account for only 20-40% of the actual value of a waterfront property. New owners often tear down and rebuild. Many of Weiser’s clients already have at least two homes and some keep the property itself vacant, only using the docking facilities. Private docks do require maintenance, however, and those yacht owners not keen on the hassle (or cost) can always seek out high-end marinas like Harbour Twenty Six, a “dockuminum” opening in Fort Lauderdale in 2016. Harbour Twenty Six offers 16 berths for 120-foot yachts, starting at $1.8 million each, and two berths apiece for 130-footers, 140-footers and 170-footers, each costing $2 million, $2.4 million and $3 million respectively. According to the facility, eight of the 26 parking spots have already been pre-sold.
