Location: New York Price: $35 million Outdoor space is a prized asset in Manhattan. For one buyer, the 18th-floor residence at the condominium 20 East End Avenue — which is currently under construction — will have plenty of it. “It’s the quintessential New York penthouse,” said developer Ed Baquero of Corigin Real Estate Group. “It spans the entire top floor plus the roof above it.” When finished, the 4,500-square-foot rooftop terrace will have 360-degree views of the city and the East River. Dotted with intimate seating clusters, the terrace will include a dining area with a wood-burning fireplace, ideal for dinner parties and other social events. “I hope I become friendly with the person who buys it so I can be invited to the parties,” Baquero joked. The Basics

The 6,000-square-foot penthouse will have five bedrooms and 5½ bathrooms, plus a library. Every room in the home will offer striking city views. “Imagine that penthouse you see in movies,” Baquero said. “This sort of embodies it.” Design Pedigree The condominium was designed by the renowned architect Robert A.M. Stern, famous for his work on Manhattan’s 15 Central Park West and the recently opened George W. Bush Presidential Library in Dallas. The building took two years to design, according to Baquero. Amenities

In addition to the rooftop, there will be four private terraces on the main entertaining floor. Two elevators will open to a private foyer. There will also be a separate service entrance. Building amenities will include a fitness center with a spa, billiards room, library (with a collection of books selected by Stern himself) and an 8,000-bottle wine cellar with a dining room. A gated porte-cochère and motor court will lead to a central courtyard, providing privacy for residents. “It’s a paparazzi-proof area,” Baquero said. “You can leave without being seen.”Neighborhood Notes The building is located on the corner of 80th Street and East End Avenue, which is only 11 blocks long. The tree-lined enclave is home to an abundance of pre-war architecture and a 15-acre park, which includes a hockey rink, playground and several gardens along the East River. View this development
