Miami Beach Spec House Asks $22.9 Million (Damien Hirst Is Extra)

The waterfront home throws in Hermès pillows, Baccarat crystal, Frette linens and a boat elevator. You’ll have to pony up for the artwork.

A newly built spec house in Miami Beach is listing for $22.9 million. Set on the elite North Bay Road (singer Shakira lives next door), the 11,500-square-foot house has seven bedrooms and eight full bathrooms, according to Julian Cohen of Compass, who is listing the property with his brother Jacques. The home has a 2,500-square-foot rooftop garden, accessible by elevator, as well as 100 feet of waterfront on Biscayne Bay, complete with a dock and a boat elevator. Pocket doors in the living areas open to the backyard, where a 100-foot long swimming pool flows into an infinity-edge hot tub with seating for 15. A bridge stretches across the pool to a pavilion housing a fitness center, massage room, and steam room. There’s a separate barbecue pavilion with a built-in bar. The contemporary home comes furnished. There are pillows and tableware by Hermès, furniture by Meridiani and Henge, glassware by Baccarat and linens by Frette. Artwork on display by Damien Hirst, Alex Katz and Raquel Glottman is not included in the asking price, but can be sold separately. The property was developed by Felix Cohen, the father of the listing agents. The elder Cohen developed a 30,000-square-foot compound on Indian Creek Island, along with his partner Shlomi Alexander, which sold for $47 million to a Russian buyer in 2012, setting a price record at the time for Miami-Dade County. “This house is definitely a departure from Indian Creek in the way that it was designed,” said Jacques Cohen, who is based in Manhattan. “It has a more sophisticated, New York vibe.” As a result of economic uncertainty in Russia and Latin America, the supply of foreign money fueling Miami’s ultra-luxury market has dwindled since the Indian Creek sale. “We’re seeing a lot more activity from purchasers from the Northeast,” said Julian Cohen. “So Felix incorporated many of the elements he thought a Northeasterner would appreciate.”
