15,000-square-foot Santa Monica Home Sells for $41 Million

Newly built two-story mansion is a record breaker for the area

A two-story home on an acre of land in Santa Monica, California, had sold for $41 million, breaking a price record for the city. The residence on Woodacres Road, which borders the seventh -hole fairway at the Riviera Country Club, sold as a vacant lot five years ago for $8.6 million, public records show.

The grounds on the 43,479-square-foot property, include a swimming pool, mature trees, lawns and patios.

According to the Los Angeles Times, which first reported the transaction, and public listings records, the price was the highest ever for Santa Monica and the top sale for all of Los Angeles in August.

Designs for a two-story house with a basement were submitted by the architectural firm Backen, Gillam and Kroeger in 2013. The house strives for integration between indoor and outdoor spaces, according to project manager Jeremy Alden.

"The client wanted a streamlined contemporary aesthetic without it feeling like a typical L.A. mansion," Mr. Alden told Mansion Global. The 15,000-square-foot house has white oak floors and ceilings, off-white Venetian plaster and 11-foot pocket doors. There are four bedrooms and seven bathrooms, a home theater, gym and his-and-hers office spaces. The outstanding feature of the first floor is a great room, living and dining space connected via a pass-through to the kitchen. And there is an entertainment room with an indoor/outdoor bar, too.

In terms of energy efficiency, not only are there solar panels, but the home includes an integrated geothermal heating and cooling system. The client was mindful of future energy costs, Mr. Alden explained.

Information on the seller and buyer was not available in property records.
