This six-bedroom triplex penthouse sits atop the new, 46-story Regalia luxury tower.

"This is truly a one-of-a-kind residence, with 10,700 square feet of interior space," said listing agent Chad Carroll. "It is one of the largest penthouses in all of South Florida."

"There is another 7,000 square feet of outdoor space," he said, including a 360-degree terrace on the first floor, a 270-degree terrace on the second level and "a private pool, summer barbecue and 360-degree wrap-around terraces" on the top floor.

"The views are unparalleled," said Mr. Carroll, who starred on Bravo TV’s "Million Dollar Listing Miami." "To the east you have the ocean, to the north you are overlooking Golden Beach and you can see all the way up to Fort Lauderdale. To the south and west, you have the downtown Miami skyline."

The penthouse was first listed for $39 million in August 2017 and is now priced at $36 million.

"This unit took almost three years to build, with nearly $8 million in construction and materials," Mr. Carroll said.

Also included in the price is a closing gift of a pink diamond valued at $500,000, he said.

Of the 39 Regalia units, all have sold except for the penthouse and the $29 million Beach House, Mr. Carroll said.

The penthouse is fully turnkey, with custom designs and furnishings by Charles Allem.

Furnishings include leather and lacquer Falma Italia closets, large plank Nikzad wood flooring, Blanco Sevilla stone flooring, Kreon designer lighting, and custom millwork, bathroom vanities and stone wet bars. Technology elements include custom speakers and audiovisual amenities, a pre-wired security system, and Crestron controls for lighting, shades, temperature and music.

The expansive living room features 20-foot ceilings, a cantilevered stone staircase and a dazzling chandelier with 225-plus floating glass pendants. The entertainment wing has an 1,100-square-foot game room and a movie theater with 10 European-upholstered chairs.

The kosher kitchen features cabinets custom designed and manufactured in Italy, stone countertops and Miele, Sub-Zero and Fisher Paykel appliances.

On the second level, the master suite takes up the entire northeastern side of the building, with another four bedrooms in back.

Mr. Carroll called the 1,500-square-foot master bath a "$1 million bathroom." It is clad in full-slab Calacatta Gold stonework and features a large steam room and sauna, a hydrotherapy Jacuzzi tub and a towel-warming wall.

A private glass elevator transports you from floor to floor, culminating at the rooftop, with its sky bar and cascading waterfall into a private pool.

There is also a separate living and kitchen area designated for guests and staff quarters, Mr. Carroll said.

The city of Sunny Isles Beach is on a barrier island in northeast Miami-Dade County, bounded by the Atlantic Ocean on the east and the Intracoastal Waterway on the west.

"Sunny Isles Beach is the new Billionaire’s Row," Mr. Carroll said. "All of the latest and greatest projects are going up [there]."

"It’s the latest hotspot, where all of the developers are eager to build," he said.

From the Regalia tower, it’s about a five-minute drive to the Aventura Mall and a 15-minute drive to Bal Harbour shopping, Mr. Carroll said.

The Fort Lauderdale airport is 15 minutes away, he added.
