This 11-bedroom villa is the ultimate Dubai party pad, as amenities include a nightclub that can accommodate 200 people.

The views are unique for Dubai given the villa is set on the best stretch of beachfront available for a private residence, the tip of one of the fronds that make up Palm Jumeirah. To be at the tip is very exclusive, said Leigh Williamson, real estate agent at Gulf Sotheby’s International Realty.

"There are only so many properties or plots of land available at the end, and to own 60,000 square feet of land that goes straight out into the water, with fresh water moving into it, is extremely rare," Ms. Williamson said.

The glass-walled rooms look out onto the beach and turquoise Gulf waters and the skyline to the Burj Al Arab and Marina.

The property, set on a 60,000-square-foot plot, is 46,000 square feet, including 11 bedrooms and 15 bathrooms; all the bedrooms are en-suite.

Design pedigree

Erected in 2007, the villa is built like a hotel with back-end services and high-grade specifications. The u-shaped design is like a rancher-style home, with wings to the house for various guests and, important for properties of this standard in the Gulf, there are full-staff quarters, which can house about 10 people, plus a chef’s kitchen and private security.

The internal design could do with a refurbishment, Ms. Williamson said, but with a freshen up you could create a "masterpiece."

Amenities

In addition to the nightclub, there’s a 16-seat cinema, 16-seat private dining room, and both an indoor and outdoor pool.

From the private beach you can fish, kayak or paddle board.

The villa also comes with a very rare asset in this part of the world―approval to put in a mooring for a boat, something that is not usually permitted in Dubai.

Neighborhood notes

The Palm is an iconic, unique place to live with a strong community and many high-end facilities on its doorstep. Local restaurants include Nobu and Locatelli in the Atlantis hotel, and the W Hotel is opening shortly. There is also a new, 4.5-million-square-foot mall being built, which wil feature five stories of shops, plus rooftop restaurants.
