San Francisco’s The Harrison Launches Penthouse Sales

The 49-story development designed by Silicon Valley favorite Ken Fulk is selling its top floor apartments for $3 million to $8.8 million

The Harrison, an amenity-rich development in Rincon Hill, San Francisco, put the building’s luxury penthouses on the market on Monday.

The collection of 17 half-floor and corner apartments are at the top of a 49-story building with interiors by Ken Fulk, known for the elegant homes he’s created for Silicon Valley executives. The newly listed units are priced between $3 million and $8.8 million and include five three-bedrooms and 12 two-bedrooms, according to Compass Development, which is handling sales.

All 17 penthouses come with an additional den space that could be converted into an office or small guest bedroom, said Hana Cha, managing director of Compass Development.

The building, which launched sales in April 2016, has closed on about 45% of its 298 units, with buyers drawn to the up-and-coming neighborhood, Ms. Cha said.

SoMa, which had long been an extension of the business district with warehouses and sparse housing, has seen a rise of residential developments and home prices. Data from Redfin show that the median sales price has increased nearly 14% since September 2016.

"A lot more residential buildings have come up and created a small community with more entertainment and dining places that people can walk to," she said.

The Harrison, which developers Maximus Real Estate Partners converted from a rental building, is also one of the only residential-only developments in South of Market.

The newly launched penthouses sit 500 feet above ground level and offer unobstructed views of the city and bay thanks to the building’s location on Rincon Hill. The units have floor-to-ceiling windows with custom, mechanized window shades and open-air balconies.

Mr. Fulk designed the interiors with Siberian oak floors, herringbone tile in the bathrooms, unlacquered brass fixtures and slab Carrara marble countertops, according to the listing agents.

The Harrison has put an emphasis on its amenity offerings, which include a private bar and lounge for residents only on the 49th floor called Uncle Harry’s.
