Philadelphia’s 110-Room Lynnewood Hall Gets $1 Million Price Cut

Massive mansion built at turn of the 20th century is now asking $16.5 million

Lynnewood Hall estate, one of the largest surviving Gilded Age mansions in Philadelphia is up for sale with a $1 million discount and is now asking $16.5 million.

Designed by the prominent American architect Horace Trumbauer, Lynnewood Hall comes with 110 rooms sitting on the 33.85-acre land. The neoclassical mansion, located in Elkins Park, was built between 1897 and 1900 for the American streetcar magnate and art collector P.A.B. Widener, according to the listing.

The historic estate was originally listed in 2014.

In addition to 55 bedrooms, the 110-room mansion had a large art gallery, a ballroom big enough for 1,000 guests, a swimming pool, wine cellars, a farm, and an electrical power plant, according to the "History of Lynnewood Hall " by Historic American Buildings Survey.

The historic estate was originally listed in 2014 for $20 million. After languishing on the market for a few years, it was relisted this May for $17.5 million. Now four months later, the price has been cut again.

"We made the price adjustment because offers we’ve received so far do not quite meet the seller’s expectation," said the listing agent Frank Johnson of Berkshire Hathaway HomeServices Fox & Roach.

"The seller has a particular number in mind," said Mr. Johnson. "I’ve reached out to all the interested parties and let them know about the price drop."

The property records show Lynnewood Hall is currently owned by the First Korean Church of New York, which was founded by Dr. Richard Yoon. But Lynnewood is not in use by that church and remains vacant because of zoning regulations, which is why the church put the property up for sale, according to the listing agent.

"It can be a high-end restaurant, a boutique hotel, an art museum, or a magnificent private estate," said Mr. Johnson, who said he has reached out to a number of corporations for to see if they are interested in investing.

"I’ve sent Amazon a letter because I know they are looking for an office site in the East Coast," Mr. Johnson said.

It may cost a millions to restore this mansion, though. According to a previous report, historical restoration architect Mary Werner DeNadai estimated the cost of redoing just the exterior to be $10 million.

But Mr. Johnson disputes that estimate. "The exterior is in great shapeand that figure of $10 million in renovation is wrong," he said.

He added that the buyer could can get state tax credits for restoring the site.
