Penthouse Atop a Boutique Manhattan Condo to Hit the Market for $13.5 Million

The four-bedroom duplex at 200E21 comes with 1,800 square feet of outdoor space

The only penthouse at 200E21, a luxury boutique condo in Manhattan’s Gramercy Park neighborhood, is coming onto the market next week for $13.5 million, Mansion Global has learned.

Spanning the top two floors of the 21-story building, the penthouse has 3,800 square feet of interior space, a private 1,700-square-foot rooftop terrace and an additional terrace off of the main bedroom, according to Justin Tuinstra and Glenn Davis of Douglas Elliman, who are planning to list the property on July 7.

The interior of the penthouse is configured as four bedrooms, four-and-a-half baths, an open-concept living and entertaining space with the city views, an Italian kitchen featuring oak cabinetry, a center island, a 100-bottle wine cooler and a built-in espresso bar, the listing agents said.

“This duplex penthouse is what you come to expect from indoor/outdoor living with every possible exposure,” Mr. Tuinstra said.

Throughout, the home features oversized high-performance bronze windows, European white-oak flooring, wood doors and other eco-friendly materials and finishes.

Developed by Alfa Development and designed by BKSK Architects in 2018, the boutique, 67-residence building has an Italian taupe masonry and bronze glass facade; a fitness center with infrared sauna; a Himalayan salt treatment room; a residents’ lounge featuring a kitchen, a fireplace and a recreation area; as well as a rooftop terrace.

The condo building is over 80% sold, and the penthouse is one of only a handful of units remaining, according to Mr. Tuinstra.

Part of Alfa Development’s sustainable properties, the building offers solar-heated domestic water, reinforced insulation for reduced energy consumption, rainwater collection for irrigation of the planted gardens and high-efficiency appliances.
