A sprawling oceanfront property in Southampton that was listed for $145 million a year ago is still on the market—but now the price is negotiable.

The home, called "La Dune," is owned by Louise Blouin, famed art-magazine publisher and one of the richest women in Canada.

The Gin Lane property is now being sold for an undisclosed amount, according to the listing with exclusive agent Harald Grant of Sotheby’s International Realty. Mr. Grant declined to quote an exact current price for the property.

There were at least three publicly reported $100-million-plus home sales in the U.S. last year. Hugh Hefner’s Playboy Mansion was bought by Daren Metropoulos, the son of billionaire investor C. Dean Metropoulos, for $100 million.  Another Holmby Hills property was purchased by Platinum Equity founder and Detroit Pistons owner Tom Gores for $100 million. And in East Hampton, hedge funder Scott Bommer sold his Lily Pond Lane estate for $110 million.

"The market for the very top end of the luxury market tends to remain stable," Mr. Grant told Mansion Global in an email. "Very high-net-worth buyers tend to come in and strike when they are ready. And we must be just as ready."

Sitting on 3.7 acres, the century-old property includes two residences with over 400 feet of beachfront. There are a total of 22,000 square feet of living space, spreading across 22 bedrooms, 23 bathrooms and plenty of sitting, dining, entertaining areas. Outdoors, there are two swimming pools and a tennis court.

"The most important feature of this property is that it is truly is one-of-a-kind. It cannot be duplicated in any way, shape, or form," Mr. Grant said.

The original, historic, three-story residence sits adjacent to a dune that drops down to the ocean beach. "It has withstood time and weather for at least 100 years," Today, Mr. Grant added, "local building codes would prohibit a similar size residence to be built in this location."

Ms. Blouin offered the property for rent for $1 million a  month last summer, according to published reports. She couldn’t be immediately reached for comment.
