Kenneth Lonergan has made his name for directing or writing gritty dramas in rundown neighborhoods like "Manchester by the Sea" and "Gangs of New York," but until 2015 he was living in the glitzy beach town resort of Bridgehampton.

Mr. Lonergan and his wife, "Rectify" actress J. Smith-Cameron, sold their Hamptons home for $3.7 million in 2015 and James Michael Howard, the developer who bought it, knocked it down and built a new mansion, which hit the market Tuesday for just shy of $12 million, confirmed listing agent Martha Gundersen of Brown Harris Stevens.

The new seven-bedroom, nine-bathroom structure, which comes fully furnished, is everything you would expect of a house in the Hamptons, which is located on the East End of Long Island and has long been a favorite summer haunt of Hollywood actors and Wall Streeters.

This one, however, is the first time celebrated architect Bobby McAlpine has designed a house in the Hamptons despite designing well over 500 homes during his career, according to Ms. Gundersen.

Furnished with art and antiques sourced from around the world, visitors to the house are greeted by a large, light-and-airy great room with 30-foot ceilings and a grand fireplace, a formal dining room with seating for 10, a study with a bar, a family room and an eat-in kitchen with further seating for 10 people, according to the listing.

The master bedroom suite, which comes with a fireplace and a sitting area, is also on the main level, while four further en-suite bedrooms, including a secondary master suite which shares with another bedroom a roof terrace overlooking the pool area, are on the second floor. The remaining two bedrooms have balconies looking out onto expansive farm fields.

On the lower level there are two further en-suite bedrooms, a 16-seater velvet paneled movie theater with cream chairs, and a large games room with a fireplace and pool table.
