New Manhattan Mansion to Rival NYC’s Luxe Condo Towers in Super Amenities Race

It seems like Manhattan’s luxury condo towers have been locked in a battle of super amenities over the past few years, with each new development trying to outdo the last with private restaurants, state-of-the-art gyms and pet spas.

But now even single-family homes are apparently getting in on the action, as a 20,000-square-foot house planned for downtown Manhattan and designed by famed architect Maya Lin is being marketed as having enough amenities to rival even the most luxurious condominiums.

The cost of the property is $35 million and that includes the land, the current building that sits on it, air rights and the approved plans, according to the listing agent. It will cost around another $15 million for the buyer to develop the home, the New York Post reported.

The house, which is located at 11 Hubert St. in Tribeca and will take about 18 months to build after purchase, will be filled with sporting amenities, including an 82-foot-long pool, a half basketball court, a retractable squash court, and a full gym, according to the listing.

It seems likely, then, that the five-story, seven-bedroom mansion could attract a famous buyer looking to avoid the nosy crowds at their local SoulCycle of Equinox.

In fact, there are enough amenities to ensure they never need to venture out in public, including a movie theater with stadium seating, a spa with a hot tub, cold plunge, sauna and steam room, a pet room, a games room, a wine room, a catering kitchen and roof terrace.

And if they do choose to leave, there will be a six-car garage in which to store all expensive cars—a very rare amenity in Manhattan indeed.

The home is being designed by Ms. Lin, who rose to fame when she designed the Vietnam Veterans Memorial in Washington, D.C. when she was just a 21-year-old student at Yale University.

While the New York City Department of Buildings and the city's Landmarks Commission has given the 20,000-square-foot home the green light, the buyer has the flexibility to change virtually all elements of the interior layout, and there will also be the option for the buyer to build higher.

The listing agent, Andrew Azoulay of Douglas Elliman Real Estate, told Mansion Global he expects the 70- foot-tall, 50-feet-wide  mansion will be the biggest ever to be marketed in Manhattan.
