New James Bond-Style Beverly Hills Spec House To Hit Market at $30 Million

The home was designed by the architect behind the $70 million house sold to the creator of Minecraft

A new ultra-modern Beverly Hills spec house with a $29.9 million price tag and stunning views across Los Angeles is set to hit the market next week. 

Located two minutes from the Beverly Hills Hotel, the five-bedroom, six-bath home on Shadow Hill Way is on a quiet, exclusive cul-de-sac in the hills above Beverly Hills.

The 11,000-square-foot, entertaining-friendly house was designed by Ferrugio Design + Associates, the same international interior design firm behind the Beverly Hills spec mansion that Minecraft creator Markus Persson bought for $70 mansion in 2014.

In fact, Joseph Ferrugio said that his Los Angeles-based firm was brought on board by Kambiz Hakim, the owner/developer of the Shadow Hill Way home, after Mr. Hakim and his sons, Alex and Steven, saw his work on the Swedish video game designer’s mansion.

"They had a particular plan and they asked me to doctor it, to give it a cooler look," Mr. Ferrugio said. "So we did our magic."

"We asked ourselves, if James Bond went rogue, what would it look like?" he said. "We wanted it to be sexy, moody, dramatic, open, yet still with an edge to it." They wanted to create " a feeling of masculinity with a touch of the feminine."

The property is listed with Sally Forster Jones and Lisa Sockolov of John Aaroe Group, along with Mauricio Umansky, Jon Grauman and Brendan Fitzpatrick of The Agency. It’s fully turnkey, with all of the furnishings included in the price.

"It sits on a promontory with views from downtown to the ocean," Ms. Jones said. "The views really are to die for."

"We’ve had a couple of private pre-showings," she said. "Everyone loves it. There is a lot of drama to the house, from the moment you enter."

A gated entry portico boasts walls of silver, quartz stepping stones and a tranquil water feature. A thumbprint scanner opens the enormous front door made of black glass.

Throughout the living spaces, automated Fleetwood pocket doors open to create a seamless indoor-outdoor flow and showcase the stunning views of Downtown L.A. and Century City.

"It’s absolutely ideal for entertaining," Ms. Jones said.

A key piece of that vibe is the array of outdoor terraces and a 110-foot-long infinity pool in the shape of a crescent.

Other design details include beechwood ceilings and walls wrapped in walnut, an amethyst slab powder room, a backlit onyx bar, and an elevator encased in a futuristic resin. A lounge with a glass-enclosed fire pit sits just off the living room. The custom kitchen by Leicht features Miele appliances and Caesarstone countertops, and the soaking tub in the master bath is by Porcelanosa.

Floating walnut stairs lead to the second floor, which is outfitted with a wraparound terrace and a rear putting green for golfers. This level holds a pair of airy and bright en-suite guest rooms as well as the large master suite, complete with sliding walls of glass that open to skyline views and a sitting area with its own fireplace.

A living green wall adds a burst of lively color to the lower level, which also includes a walk-in wine room, plush theater, wellness center, and a fully finished six-car garage.

"The garage is fully decked out with beautiful floors and mirrors," Ms. Jones said. "It does not look like a garage—it feels like you’re in a disco area. It has over 2,000 square feet of space."

The lower level also holds a Calacatta marble bar with an underwater viewing window of the swimming pool above.
