Maui Logs Biggest Condo Sale of 2017

The three-bedroom condo at the Montage resort sold this month for $6.475 million

The Hawaiian resort town of Kapalua just logged a record condo sale—a three-bedroom home at the Montage Residences Kapalua Bay, which sold for $2,322 per square foot.

The luxury condo, with views over the Pacific Ocean and the neighboring island of Lanai, sold earlier this month for a total of $6.475 million, according to Maui’s multiple listing service and the resort. That makes it the most expensive condo to sell on the island of Maui so far this year, according to sales records on Redfin.

Until the Montage sale, Maui’s most expensive condo sold in 2017 was a $6 million penthouse at the Wailea Beach Villas in the town of Kihei.

Residents access the 2,789-square-foot, three-and-a-half-bathroom apartment via a semi-private elevator, which opens onto a private entry garden.

The living room, dining room and kitchen have an open floor plan that centers around an outdoor terrace with panoramic views of the ocean, Lanai and Molokai Island in the distance, according to images of the home.

The new owners get priority access to a laundry list of luxury amenities available through the Montage Kapalua Bay Resort, like 8,500 square feet of lagoon-style pools, 24-hour in-residence and private chef services, personal storage facilities, private parking and priority access to the resort’s spa facilities.

The 3-year-old residences also offer a residential maintenance program that provides its 84 condo units with hotel-level cleanliness, and a rental program so that owners can make back some of the cost of ownership, according to the Montage.

The buyer is not yet listed in property records, but most of the owners at Montage’s Kapalua resort are American families, many from California, Tina Necrason, senior vice president of residential, told Mansion Global earlier this month.

The average resident stays only 35 days out of each year and rents it out for much of the rest, Ms. Necrason said.
