The owner of a duplex penthouse in a low-rise co-op in Manhattan’s West Village that was first listed in 2015 is making another attempt to sell the apartment, relisting it for $22.995 million Thursday.

The 11,000-square-foot penthouse on Perry Street first hit the market for $39.8 million in April, 2015, and came close to selling twice, published reports say.

The apartment failed to close despite getting an $18.2 million offer last March, because the co-op board slapped a back charge of $2.7-million worth of maintenance fees onto the property, the seller charged in a lawsuit, according to reports in The New York Post and the Daily News.

The seller, architect-developer William Monaghan, who converted the former warehouse into a co-op in 1979, has sued and subsequently settled with the building’s board, according to published reports. He couldn’t be immediately reached for comment.

An offer to purchase the unit made in July was forfeited in December, resulting in another lawsuit, according to The New York Post.

The penthouse, becoming available again with the same listing brokerage, Dolly Lenz Real Estate, has five bedrooms, four full bathrooms, one half bathroom, a grand living room, a library, a home office, formal dining room and state-of-the-art kitchen.

"The many features include the ideal location in prime West Village, river views, the double-height ceilings, extensive private outdoor spaces, many fireplaces, huge storage space, and a private garage," said Dolly Lenz, founder of the eponymous brokerage, who is handling the listing with Jennifer Lenz and Adam Vanderbrook.

The listing agents declined to discuss previous sales.

The penthouse was rented by award-winning actor Robert De Niro and his wife, Grace Hightower, for two years starting in 2012 after their Central Park West apartment was ravaged in a fire, according to published reports.
