Failing to sell two adjacent, combined apartments, Japanese billionaire developer Katsumi Tada has decided to first unload the larger and more valuable one in the Trump International Tower in Manhattan, putting it on the market for $29.5 million on Wednesday.

The 4,415-square-foot apartment, 47C, has four bedrooms and three-and-a-half bathrooms. Mr. Tada bought it together with neighboring 47B for over $26 million in 2008 via his company Daisho Co., public records show.

The two units were listed for a combined $40 million a year ago. The listing price dropped to $34.5 million in November 2016. They are still available for purchase for the same price, per listing site StreetEasy.

Mr. Tada has a net worth of $1.7 billion, according to Forbes’s estimate. His company, Daisho Co., develops offices, hotels and malls and owns six residential properties in the Asia Pacific region. He and his company are known for making bold moves. In 2015, he made headlines in Singapore when he sold a penthouse at the St. Regis Residences for a $15 million loss.

The apartment at Trump International on Central Park West includes a grand foyer that features marble flooring, black lacquered and gold-leaf gilded doors and moldings, as well as custom overhead lighting, according to the listing by the Margolis Espinal Adler Team at Douglas Elliman. Inside, there are expansive entertaining areas, a chef’s kitchen and a master suite wing.

Furthermore, there are "extraordinary views from every window—east to Central Park, west to the Hudson River and south for an extensive full view of the City," the listing states.

The apartment is "one of the largest footprints in the building with almost 70 feet of park frontage," said Howard Margolis, one of the listing agents.

The smaller unit, 47B, is not separately listed. But according to the combined listing, it has two bedrooms, two-and-a-half bathrooms with a total of 1,945 square feet of living space.

Mr. Tada didn’t immediately respond requests for comment.
