High-rise living is the norm in Dubai, as most buildings have been built on a grand scale. The upper floors, especially in mega-tall towers, are particularly sought-after and expensive. But don’t be fooled; low-rise living in this city can also offer the high life. This detached, recently renovated three-story house is proof.

It has a front door on street level as well as 15,000 square feet of living space. And even though you’re not sky high, you’ve still got a view. This house has an impressive terrace that looks onto the marina, a pristine body of water lined with superyachts, and landmark buildings, such as the Cayan Tower and Grosvenor House Hotel and the Palm Jumeirah archipelago located on the other side of the water.

The owners of this property have combined a pair of townhouses into one to create this five-bedroom home. They bought the properties off plan and had intended to live in one and rent or sell the other, according to listing agent Lana Gorbach of Gulf Sotheby’s International Realty. "However, while it was being built, they realized that they had the opportunity to create something unique. They had the location, views and the floor space, giving plenty of advantages to work with."

The layout was reconfigured to make the most of the views of the marina, and a master bedroom suite that takes up an entire floor was created, reducing the eight bedrooms to five.

Ms. Gorbach says that there is no comparable property in the neighborhood. "The Le Rève residences at Dubai Marina have full-floor apartments with a square footage of 13,000, but they are high-rise, so it does not give the feeling of living in a house located in a happening place," she says.

Neighborhood Notes

Dubai Marina, located a short walk from the Palm Jumeirah archipelago,  is a canal "city" built along a two-mile stretch of Persian Gulf shoreline. It is also close to Dubai Internet City, the American University, a number of international schools and the Emirates Golf Club.
