Listing of the Day

Location: Palo Alto, California

Price:$23.888 million

This newly built spec house on a particularly large lot in the heart of Silicon Valley’s Palo Alto features a super-quiet and state-of-the-art hydronic radiant heating and cooling system.

“It’s unusual for Palo Alto because it sits on a lot that’s more than an acre,” said listing agent Dulcy Freeman. It also boasts a four-car garage, “which is virtually unheard of in Palo Alto.”

“Aside from the mechanics of the property, it’s a really, really beautiful mesh of a contemporary style with a mix of hand-crafted commercial and industrial finishes,” she said. “Many of the light fixtures are hand-blown glass.”

The gated house also features oversized industrially engineered windows and doors that flood the home with natural light.

Other architectural details include a two-story foyer with a floating staircase, open- concept living and dining rooms, a vaulted wood paneled ceiling in the master suite, custom fireplace surrounds, and ceiling heights that range from 10 feet to 15 feet.

The kitchen features a Bluestar range and double oven, Miele integrated refrigerator, Miele steam oven, Thermador microwave, Miele coffee station and two Miele dishwashers.

Hydronic radiant heating and cooling systems are considered to be more efficient than forced air units and often are used in commercial construction projects seeking zero-net energy consumption.

“It’s a new concept for Americans, but it has been used in Europe for a very long time,” Ms. Freeman said.

“With hydronic cooling, it’s not a blast of cold air,” she said. “The radiant cooling changes the temperature of all of the surfaces around you, so you feel cool.”

The house is surrounded by old-growth oaks and redwoods, Ms. Freeman said. “They are gorgeous and stately.”
