Hydronic radiant heating and cooling systems are considered to be more efficient than forced air units and often are used in commercial construction projects seeking zero-net energy consumption.
“It’s a new concept for Americans, but it has been used in Europe for a very long time,” Ms. Freeman said.
“With hydronic cooling, it’s not a blast of cold air,” she said. “The radiant cooling changes the temperature of all of the surfaces around you, so you feel cool.”
The house is surrounded by old-growth oaks and redwoods, Ms. Freeman said. “They are gorgeous and stately.”
The 9,702-square-foot house has three levels, five en-suite bedrooms and three partial bathrooms. It sits on a 1.27-acre lot.
There is also a two-bedroom guesthouse over the garage with a kitchen and full bath.
Amenities include three fireplaces, an elevator, wine cellar, home theater and a wellness wing with gym, sauna and steam rooms.

The property is about two miles from the Stanford University campus and has easy access to Interstate 280 and Route 101 and the Page Mill Road and Foothill Road office parks.
