Location: Kauai, Hawaii

Price: $14.9 million

A villa whose landscape and beach served as the backdrop for the Hollywood classic "South Pacific" is now on the market for $14.9 million.

Known as Bali Hai Villa, the home on the lush, green island of Kauai takes its name from the neighboring Makana Mountain. The local mountain has affectionately come to be known as Bali Hai, the mythical island featured in the 1958 Rodgers and Hammerstein musical "South Pacific."

The mountain’s distinctive, pyramid-shaped profile was spotlighted throughout the movie, and several scenes were filmed on the neighboring white sands of Tunnels Beach, which is directly adjacent to the property.

"The beach they’re on is one of the greatest beaches ever for pretty much every water activity you can imagine," said agent Matt Beall of Hawai’i Life Real Estate/Christie’s International Real Estate, mentioning snorkeling, swimming, fishing, scuba diving, and surfing in the crystal clear waters of the Pacific.

The main house is particularly well sited, he said, so that it faces northwest, out of the trade winds.

"The north shore of Kauai is among the most beautiful places on the planet," Mr. Beall said. "It’s an A plus-plus in terms of location."

The main house was built in 1983; the guest cottage in 1993. "It’s a simple, sturdy house from the 1980s," Mr. Beall said. "The biggest thing about the house is that it is so clearly designed for entertaining large groups of people."

A large gourmet kitchen has an indoor grill and cabinets finished in native koa wood.

The next owner may want to undertake a substantial update or remodel, Mr. Beall said.

"The footprint of this house is a good size," he said. "You could imagine a pretty good remodel where the house is now."

"You don’t have to take it down to the slab—there are a lot of options," he said.

Amenities

The property is dotted with towering palms and citrus groves of grapefruit, lemon, lime and orange trees, with a big sweeping lawn down to the beach. Neighborhood Notes

Nearby is Kauai’s famed Na Pali coast and the magnificent waterfalls and hiking trails that have made it an adventure destination. The home is only a few miles from the neighboring resort town of Hanalei and accessible via the Kuhio Highway.

"Kauai is a lush green island with a lot of waterfalls and rainbows—it can get surreal," Mr. Beall said.

"It’s still a relatively quiet island," he said. "It’s not Maui—they’re not interested in condo after condo."
