Full-Floor Unit at 520 Park Avenue in Contract for $36M

4,600-square-foot condo is in one of Manhattan’s most exclusive buildings

A high-floor apartment at 520 Park Avenue, one of the most exclusive condominiums under construction in Manhattan, went into contract for $36 million earlier this week, Mansion Global has learned.

The buyer, who was only identified as being from New York, was taken by the incredible views of the Central Park and Manhattan skyline, the privacy and the amenities the tower offers, such as a children’s room, according to Ryan Serhant, one of the stars of Bravo’s "Million Dollar Listing New York," who represented the buyer.

"It’s a full-floor simplex in the super exclusive building for New York families who want the best of the best," Mr. Serhant said. He couldn’t offer details of the unit, only noting that it’s about 4,600 square feet on a top floor.

There has hardly been any publicity for the building since the 2014 announcement of  its $130 million triplex penthouse, which potentially could be the most expensive apartment in New York that is up for grabs.

Currently, there are only two active listings in the building available on StreetEasy. Unit 17 is asking $19.55 million and Unit 34 is listed for $34.85 million. Mr. Serhant declined to confirm whether his client purchased Unit 34. There were nine previous sales, with prices ranging from $20.5 million to $70 million, according to StreetEasy.

There are only 33 full-floor residences in the Robert A. M. Stern-designed 54-story limestone tower, according to the website of its developer, Zeckendorf Development, which also developed the iconic 15 Central Park West.

Building amenities include an elegant salon, two-story health club with pool, sauna and steam rooms and a children’s playroom, guest suites, wine cellar and a garden with lush plantings and limestone fountains.

The tower is slated for completion in 2018.
