Florida Seaside Estate Listed for $45M to Be Auctioned in December

The seven-acre compound is the largest property in Vero Beach

An oceanfront estate in Florida currently listed for $45 million will hit the auction block without a reserve price in December.

Situated in one of the most affluent neighborhoods in Florida, the brand new private retreat on the island of Vero Beach features 27,588 square feet of living space, with 18 bedrooms, 21 full- and six half-bathrooms. Besides multiple residences—including two private guest houses and a caretaker's cottage—the property also comes with 315 feet of frontage along the Atlantic Ocean, the listing shows.

The seven-acre property will sell without reserve, meaning the highest bidder will become the new owner upon closing of the auction, which will take place Dec. 13 via Concierge Auction’s website and mobile app.

Property records show the current owner bought the land in 2013 for $4 million.

"The owner is a private family. They spent $28 million building the estate from scratch," said listing agent Clark French at Premier Estate Properties. "The estate was just completed this year."

The property hit the market for the first time with a $45 million price tag last week. Mr. French didn’tsay why the owner is selling this newly-built home but saidthey'refocused on selling the property within the year.

"It may take a year or longer to sell a property like this, but the ownerswant to sell it more quickly and that’s why they chose to put the estate on auction," Mr. French said.

The stately main residence features handmade mahogany windows and doors with hurricane-proof glass. According to the listing, the first floor has a gallery that opens to an oceanside salon with French limestone floors, a solid carved limestone fireplace, an antique cypress-beamed cathedral ceiling, and French doors that open to an outdoor living space. It also comes with a multimillion-dollar theater with 23 custom-made seats.

Each of the two guesthouses and caretaker’s cottage is two stories and includes a living room, a kitchen, two bedrooms, and two-and-a-half bathrooms, the listing shows.

The large estate features loggias which give way to sweeping lawns with luxuriant gardens, fountains, mature oaks and specimen palms. The oceanfront resort pool has up-to-date features and amenities, including seven hot water heaters.

"It’s the largest property in Vero Beach and everything was built to the highest standard," Mr. French said.

With 315 feet along the Atlantic Ocean, the serene grounds also highlight a wide dune-fringed sandy beach, dune walk, walking gardens and cart paths throughout.
