Madison Square Park Tower, the tallest residential building between Midtown and the Financial District in Manhattan, has closed on its first two sales for a combined $13.6 million, according to public records and the developer.

The two apartments, 21A and 36A, were sold for $6.4 million and $7.2 million, respectively. Both went into contract in March 2016 for 2% over asking prices, according to property records made public Tuesday.

Unit 21A has three bedrooms and three bathrooms, with 2,167 square feet of living space. Unit 36A, encompassing 2,053 square feet, is configured as a two-bedroom, two-bathroom home.

About 75% of the the 83 apartments in the 65-story tower are already under contract, according to a spokeswoman for The Continuum Company, the developer.  

The Fredrik Eklund and John Gomes team at Douglas Elliman, which handles sales at the tower, said that the view is what sets the building apart from other luxury condos in New York.

"It’s the tallest building around the area," Mr. Eklund told Mansion Global. "Buyers from all over the world are amazed by arguably the best view in Manhattan."

The tower soars 777 feet.

Surrounded by historic low-rises in the Flatiron District, most of the residences enjoy unobstructed views of iconic Manhattan skyscrapers, Madison Square Park and Gramercy Park. The base of the cantilevered 777-feet tower features granite exterior to maintain certain characteristics of the historic neighborhood.

A 1,001-foot skyscraper being built at 262 Fifth Avenue is set to surpass the Madison Square Park Tower as tallest building in the Flatiron District in the coming years.

In addition, the tower’s 12,000-square-foot amenities is also a big draw, Mr. Eklund said. A fitness center, spanning three floors, comes with a basketball court and a golf studio. A top-floor "Upper Club," features a children’s playroom, a library, billiards, a cards room, terrace with outdoor grill, and two gracious entertaining spaces with kitchens.

"With the recent closings, we expect the available offerings will sell fast," Mr. Eklund said.

Among the few units still up for grabs is a 7,028-square-foot penthouse asking $48 million. Another full-floor four-bedroom on the 55th flooris being offered for $20 million.The least expensive unit in the building that is currently on the market is asking $2.75 million. The 1,087-square-foot apartment has one bedroom and one bathroom.

Designed by Kohn Pedersen Fox with interiors by Martin Brudnizki Design Studio, Madison Square Park Tower was completed in 2016. Sales were launched in 2014.
