This deluxe duplex penthouse is in a soon-to-be-completed 28-story residential tower rising above the Mediterranean Sea in a prime beachfront area of Tel Aviv.
Penthouse 24 is on the 24th and 25th floors of the David Promenade Residences, which are under construction along the Tel Aviv beach promenade with an expected delivery of April 2019.
"It’s on what we call the Golden Kilometer of Tel Aviv, which is the only kilometer that is open to the sea," said listing agent Noam Dzialdow. "It’s the best-located piece of land facing the sea along the Mediterranean."
"In Israel in general, and Tel Aviv specifically, we don’t have enough developments," he said. Along this Golden Kilometer, "there have only been three new residential projects in the last 20 years."

The two-level penthouse will have floor-to-ceiling windows, double-height ceilings in the living room and unparalleled water and urban views.
"Because we’re the highest tower in the neighborhood, you will have 360-degree views overlooking the sea and the city," Mr. Dzialdow said.
Simultaneously and right next door, a five-star Kempinski hotel is being built in another 28-story tower. For a surcharge, apartment residents can enjoy all of the hotel amenities.
"This is the only place in Israel where you have this combination without being in the same building," Mr. Dzialdow said.
There will probably be a total of four penthouses in the glass tower, all of which are being sold as a "shell price," Mr. Dzialdow explained. For high-end apartments like this– "US$30 million and up, almost 100% of the buyers would like to do the interiors themselves."
Outside of the penthouses, "close to 90% of the regular floors have been sold," he said. The building will have 55 apartments.

The 9,428-square-foot penthouse is being sold as a shell, so the buyer can create whatever interior space works best for them. As for the number of bedrooms, "you can do anywhere from two to 10," Mr. Dzialdow. said. "Normally, we look at it as five very generous bedroom suites." The penthouse would have "at least six bathrooms." There is also 3,120 square feet of outdoor space on terraces.
Amenities
The apartment tower will have its own gym, swimming pool and spa as well as direct beach access. Apartment owners can also enjoy the facilities and services on an a la carte basis at the new adjacent David Hotel Kempinski, including spa, a gourmet restaurant, maid service and room service to the apartments.

Neighborhood Notes
David Promenade Residences is located on the waterfront between the world-renowned Hilton and David InterContinental hotels, and offers convenient access to the Tel Aviv city center.
The tower is within "walking distance to Jaffa, which is a very desirable area," Mr. Dzialdow said.
The upscale Rothschild Boulevard, with its many great shops and restaurants, is also nearby.
