At $9 Million, Fort Lauderdale Condo is Priciest Sale in the County

A five-bedroom penthouse at the Auberge Beach Residences in Fort Lauderdale is the first condo unit to sell for more than $9 million in Broward County.

The record-breaking two-story, 5,686-square-foot home is in a resort-like, two-tower complex still under construction in the city just north of Miami, according to Auberge developers Related Group, Fortune International Group and The Fairwinds Group. Sales records on property sites Zillow and Redfin confirm there’s never been a condo sold for more than $9 million in the Florida county.

At $9.5 million and $1,670 per square foot, the recent sale, which was finalized in May, breaks the previous record set by a different unit at the Auberge over a year ago, according to the developers. In April 2016, a four-bedroom penthouse in the building sold for $8.9 million.

The new record holder is in the North Tower of the Auberge development, and has more than 3,700 feet of outdoor space, including a balcony that wraps around the unit on three sides. From the living room, there’s a spiral staircase—or elevator—up to the 1,520-square-foot private roof deck with a plunge pool.

The wraparound balcony gives all five bedrooms access to the outdoor space and panoramic views of the Atlantic Ocean. All five bedrooms also have their own full baths, and there are two additional bathrooms: one near the laundry facilities and a powder room by the foyer, according to floorplans of the unit.

The buyer, not yet identified in county property records, will have access to a slew of luxury amenities curated by Auberge, including two onsite signature restaurants, spa services, oceanfront swimming pools, a fitness center and golf simulator. There are 171 residences in total spread across the north and south towers, which developers expect to deliver by early 2018.

The mystery buyer joins other future Auberge residents like former Miami Dolphins quarterback Dan Marino, and lifestyle and entertaining guru Annie Falk.

Fort Lauderdale has seen considerable growth in its luxury condo market over the past five years. The median price of a high-end condo surpassed $1 million in 2013 and has bounced around since then, hitting $1.113 million in the first three months of 2017, according to market reports from Douglas Elliman and appraisal firm Miller Samuel.

Patrick Campbell, vice president of the Related Group, said the latest record setter "is a clear indicator of the thriving demand for resort-style living in the evolving Fort Lauderdale real estate market."
