At €20 million, Beach Villa Among the Most Expensive Properties in Greece

The estate sits on five acres and juts into the Saronic Gulf

A prominent Greek family is selling their secluded beach villa in Kounoupi, Greece, for €20 million (US$21.78 million)—making it the most expensive home on the market in the Peloponnese peninsula in Southern Greece.

The estate occupies five acres on the tip of a promontory that juts into the Saronic Gulf, and is part of a posh coastal stretch near Port Heli where celebrities like Sean Connery and dignitaries like Vladimir Putin and Dutch King Willem-Alexander reportedly have homes nearby. The popular beach refuge is on the southern edge of the politically powerful Peloponnese, an enormous peninsula west of Athens that hangs onto the Greek mainland by a thread called the Isthmus of Corinth.

Only one home on the market in all of Greece is more expensive than this one—a seven-bedroom beachfront villa in Attica, Saronida, south of Athens, according to U.K.-based listing site Rightmove.

The Kounoupi estate, which first came on the market last month, is cut off from the main drag and neighboring homes by a pinewood forest and offers secluded access to three private beaches, where one could park a yacht. Seven outdoor living spaces dot the property, including a fire pit perched at a cliff overlooking the sea and a shoreside gazebo, according to the listing with Natalie Leontaraki of Sotheby’s International Realty.  

"You're actually buying the peninsula. It’s really a unique property," Ms. Leontaraki said. "Once you arrive with you helicopter, you have your privacy."

Ms. Leontaraki declined to identify the owners, but said they are a well-known Greek family who live full-time elsewhere in Europe.

The property has a designated area of the helipad, according to the listing.

The stone-laid main house spans 568 square meters and boasts two outdoor kitchens, with ample covered terrace space for dining and entertaining. The interior spaces are designed with rustic details, like stone accent walls, fireplaces and exposed ceiling joists.

Views from the grassy lawn overlook the islands of Hydra and Spetses.
