An Ultra-Modern Apartment in a Groundbreaking Manhattan Building

During the first two weeks of sales in May, four of the seven luxury condos in the new boutique development known as 152 Elizabeth Street, went into contract. The building— Pritzker Prize-winning Japanese architect Tadao Ando’s first in New York and outside Asia— won’t be finished until the fall, said Debra LaChance of Compass.  

"They are just buying off the model," Ms. LaChance said. "This is such an unusual development, the likes of which have never been seen in New York City."

And this particular model unit, 2E, is the only one that’s finished and available for showings. Working with Mr. Ando, designer and architect Michael Gabellini designed and curated this home as well as the interiors for the entire building.

The apartments "are replete with craftsmanship that you typically only see in private homes," Ms. LaChance said.

"People are buying them as a collector’s item, as a piece of art. We’re selling seven individual pieces of art."

152 Elizabeth Street was conceived to be a totally quiet inner sanctuary in downtown Manhattan. It will feature many of Mr. Ando’s hallmarks: poured-in-place concrete, burnished metal, voluminous glass and a living green wall.

Interior design features include dehumidification systems that are ideal for art collectors, as well as Gabellini Sheppard Associates’ signature "reveals," a design feature that creates floating volumes and planes that separate and celebrate the rich palette of materials.

"The materials are significantly more expensive than what you typically see in a new development," Ms. LaChance said. "The level of the detail work is very, very difficult to achieve."

The model home features furniture by DDC, accessories by Atelier Courbet and artwork by Yossi Milo Gallery. Wide-plank Danish oak flooring from Dinesen is a centerpiece of the residences, and floor-to-ceiling, highly soundproof windows bring in lots of natural light. (Furniture is not included in the sales price.)

The kitchens are outfitted with custom cabinetry, Gaggenau appliances, a custom sliding countertop island by Milan-based Minimal, and honed Fango marble countertops. The master bathrooms are clad in honed Bianco Sivec marble and equipped with a radiant floor heating system.

"No minor detail has been overlooked," Ms. LaChance said.

Located at the corner of Kenmare and Elizabeth streets in NoLita ("North of Little Italy") the 32,000-square-foot building is being developed by Sumaida + Khurana, in partnership with Nahla Capital. Pricing for half-floor residences starts at $5.75 million and $14.8 million for full-floor homes.

The 2,015-square-foot Residence 2E has two bedrooms, two bathrooms and a powder room.

Design Pedigree

In 1995, Tadao Ando won the Pritzker Prize for architecture, considered the highest distinction in the field.  He donated the $100,000 prize money to the orphans of the 1995 Kobe earthquake.

Michael Gabellini, a Fellow of the American Institute of Architects, is a minimalist architect, interior designer and partner of Gabellini Sheppard Associates with architects Kimberly Sheppard and Daniel Garbowit. He won the National Design Award for Interior Design in 2006 and has also been recognized with the Progressive Architecture Award and awards from the American Institute of Architects and the International Interior Design Association.
