Sleek design, convenience and fashionable finishes are the hallmarks of this Miami Beach villa. Built in 1944, it was completely renovated in 2005 by fashion photographer Greg Lotus, the home’s current owner. He "organized the space so it would allow for more social interaction," said agent Charles Andrews, adding that the Italian Vogue and Vanity Fair contributor often entertained there.

The renovation included opening up the space and raising the ceilings to create a more fluid living area, Mr. Andrews said.

There were also updates to the kitchen and bathrooms and the "Florida Room" was incorporated in the main living area. From that room, which is like a sun porch, French doors open onto the pool and waterfall in the back. In nice weather—which is often, since it’s Miami Beach—they can be left open to create a light and airy environment.

The three-bedroom, two-bathroom villa has 1,843 square feet of indoor living space on a 6,750-square-foot lot.

Amenities

The customized kitchen boasts a gas Wolf range and Sub-Zero refrigerator, as well as custom cabinetry and the high ceilings that are throughout the home. The kitchen has specially designed drawers for quick access to spices and other staples. There’s also a barbecue pit outside behind the pool, strategically placed as not to disturb the flow of guests milling over drinks in the backyard.

The home is surrounded by manicured hedges, giving it a lush look as well as an extra layer of privacy. Both bathrooms have large rain showerheads and are designed with an open concept, without shower doors. There’s a laundry room and storage area, too.

Design pedigree

Mr. Lotus’s high-fashion background can be seen throughout the space, which is chic and stylish, but not overdone. "It’s a very comfortable home and a very fluid property," Mr. Andrews said. Outside, even the furniture is designed by the photographer, who is in the process of designing a new home.

Neighborhood notes

The property is in a walkable, but quiet neighborhood, said Mr. Andrews, who actually spent a summer living in the home while Mr. Lotus was away. He and his wife had just moved to the area from New York City, and were happy to not need a car to get to the beach or nearby shops and restaurants. "You don’t feel stranded without a car," he said.
