This woodsy, very private house sits right on the Roaring Fork River and within a few minutes of chic downtown Aspen.
"It’s very rare to find a property on the river in Aspen that is so close to downtown Aspen—you’re within a mile here," said Douglas Elliman agent Amy Doherty.
Current code says that you have to position your property 100 feet back from the river, she said. "And this is literally on the river. The deck sits right on the river."
This 1979 house has stunning views of Aspen Mountain and the White River National Forest, which is just on the other side of the aptly named Roaring Fork River.
"It’s gorgeous, and the river is really loud!" Ms. Doherty said.

The lot alone is quite valuable, Ms. Doherty said. "It’s Aspen. The dirt is worth a lot."
"Yes it could be a tear-down, but it’s tricky," she explained. "If you submit new plans to the county, they could make you pull it back 100 feet."
Or you could keep the current foundation and build most of a new house on top of it so that you can keep its current location close to the water.
"It would be a really good contemporary remodel, and you can add additional square footage," Ms. Doherty said.
Stats
The 2,620-square-foot house has three bedrooms, three full bathrooms and one partial bathroom. It sits on 0.41 acres. There is also a 1,300-square-foot deck over the river.

There is a two-car, detached garage.
"A seasonal ditch runs right through the property and in the summer months, it creates a pretty stream effect in front of the house with lots of flowers surrounding it." Ms. Doherty said.

It’s an easy walk or bike ride into downtown Aspen "via a path right in front of the property" Ms. Doherty said. "The new Aspen Art Museum is .9 miles from the property."
The house is also close to numerous hiking and biking trails, she said.
