A property with two distinct homes has come to the market on the northeast coast of Sardinia, Italy. The main house is called the Olivastri, while the guest house is called the Sentinella. Both are located in Porto Rafael on the Costa Smeralda.

"The geography of the estate is incredible; its look is prehistoric," listing agent Annabelle Dudley said. Large rock formations are a dominant feature in the area.

The homes are surrounded by mature olive trees and oleander groves, which have been cared for by the family who has owned the home since it was built.

"As you approach the estate, it’s almost tucked away in these rock formations," Ms. Dudley said. "It almost looks like it was grown organically out of the rocks. It’s very much enclosed within the natural landscape around it."

The main house was designed in 1969 by architect Michele Busiri Vici, who also designed the Piazzetta, a nearby chapel. The guest house came along in the late 2000s, as an extension to the main house. The estates could serve as a quiet retreat, as other properties are only on the periphery and not in plain sight.

"There’s a real synergy between the property and the world it sits within," Ms. Dudley said.

The main house is comprised of 4,660 square feet (433 square meters), six bedrooms and five bathrooms. The guest house is 1,679 square feet (156 square meters), with four bedrooms and five bathrooms. There are a total of 10 bedrooms and 10 bathrooms. The estates are on 6.18 acres (2.5 hectares).

Amenities

A path leads to a virtually private beach cove. "No beaches in Sardinia are private. You can’t own a grain of sand on it," Ms. Dudley said. "But this beach offers something unique: You can’t reach it unless you cut through the property, or reach it by a boat. It’s a lovely, sandy beach, not a pebble beach."

Another path leads to a nearby yacht club.

The shell-like home sweeps around to a courtyard complete with a pizza oven. Inside, the master suite opens to a terrace, with a staircase leading to another terrace on the top level. From there, one has views of a well-maintained lawn and the turquoise sea with yachts passing by in the distance. The property has a freshwater well, too.

Neighborhood Notes The estate is a five-minute drive to Porto Rafael, which is a quiet area relative to more tourist-friendly parts of Sardinia.

Porto Rafael is home to Chiesetta di Santa Rita, a tiny chapel that is popular for small weddings. There are a number of understated, chic cafes and bars.
