A New Brooklyn Listing Becomes the Borough’s Most Expensive

8,500-square-foot, five-bedroom home on the market for $19.5 million

A new addition to the market Monday earned the title of Brooklyn’s most expensive listing.

Priced at $19.5 million, the 8,500-square-foot, five-bedroom located in the historic Brooklyn Heights neighborhood is one of the largest apartments in the borough.

The building, One Brooklyn Bridge Park at 360 Furman St., opens out into the 85-acre, riverfront Brooklyn Bridge Park, giving the 11th and 12th floor unit unparalleled water views, according to the listing.

Listing agent Deborah Rieders of Corcoran Group says that it is the largest single apartment to have ever been listed for sale in Brooklyn. (All larger listings have been entire townhouses or full buildings.) While it’s currently the priciest listing in Brooklyn, Mansion Global can’t confirm that it’s the most expensive ever.

The home was originally listed in 2014 for $32 million. That price included an extra floor and two deeded parking spaces, as opposed to the current listing’s one space.

"The other most important thing that makes it so iconic is that basically every single room, every single bedroom, the living room, the kitchen, all of the common living spaces and most of the bathrooms, have a full-on waterfront view," Ms. Rieders said.

Because of the building’s location at the park, there are guarantees that protect the views. And a 750-square-foot terrace is another plus.

"All of the common spaces, living room, kitchen, the den, all of those also have glass doors that open onto an outdoor space that also has that same view. So, from an entertaining perspective, the indoor outdoor flow, you’re never losing that view," Ms. Rieders said.

The duplex was created by architect Jared Della Valle, CEO of Alloy Development, who was enlisted by the current owners to turn seven units into a single duplex.

"They did a very cohesive combination of the units. They hired a very well known architect in Brooklyn who did a fantastic layout, whereby the entire 12th floor has the outdoor spaces, the common living space and then the 11th floor has all the bedrooms," Ms. Rieders said. "It’s a duplex but it’s only one small set of stairs and you have really nice separation of the living spaces and the more private bedroom spaces."

The larger building offers its own perks: full-time staffing, valet parking (home is deeded for one spot in the building’s garage), a 3,000-square-foot gym with climbing wall and yoga studio, laundry service, maid service and golf simulation.
