Even if you're not an accomplished equestrian, signing up for riding lessons might be worth your while if it'll help justify snatching up this sprawling private horse farm and residence in Greenwich, Connecticut.

Stretched across 12 acres, the farm aspect is more than comprehensive—you'll get both indoor and outdoor riding rings, an eight-stall barn, and separate staff quarters—but the shingle-style home is equally as impressive, thanks to its 10,000 square feet, swimming pool, expansive back porch, outdoor fireplace, and gorgeous views of garden paddocks and horse pastures.

Another perk? It's turnkey in the truest sense of the word.

The property, according to broker Sally Slater of Elliman, is in such impeccable shape that the next owner can start enjoying it immediately. "The house is immaculate, current and beautifully designed," she said. "The buyer can move in with their suitcases! There's nothing to be done; it's in perfect condition."

Purchased in 2009 by its current owner, scientist Carol Dollard (fun fact: she was the former COO of Glaceau and helped conceive Vitamin Water), the original buildings were demolished in order to create the dream home and horse structures she and her family envisioned, a project that was completed in 2012.

"We absolutely wanted to be in Greenwich, [but] there are very few large lots of land left, especially ones surrounded by big sky and sunset views," Ms. Dollard said. "This property was perfect for us after several years of looking at land in Connecticut and New York."

For Ms. Dollard, choosing a favorite part of the property isn't easy. "It’s a difficult decision between sitting on the back porch by the outdoor fireplace watching the sunset with a glass of wine, looking out the master bedroom over the garden paddocks and horse pastures, or having coffee in the morning by the large fireplace in the kitchen—there are too many perfect places in this house!" she said.

The Stats

The main house includes six bedrooms, seven full bathrooms and three half- baths, while the state-of-the-art equestrian facilities include riding rings with custom footing, an eight-stall stable, and separate garage building for farm equipment with a staff apartment above.

Amenities

For the non-horse enthusiast members of the family, there's an in-ground pool and sunning area, as well as a gym, a wine cellar and a game room in the home.

Talking Point

According to Slater, the land—in addition to the horse farm—has the perfect set-up for a more traditional family farm, too. "Llamas, goats, sheep, chickens, etcetera," she explained.
