"There has not been much new development on the Upper West Side because of historic districts and landmarked districts," said Elizabeth Unger, sales director of the Corcoran Sunshine Marketing Group. "You have a lot of sky."

The penthouse, which is on the 13th floor of a new 13-story building also stands out because of its large terrace with 360-degree views of the neighborhood and out to the Hudson River, Ms. Unger said. "There is a rarity of outdoor space on the Upper West Side—it’s not as common as it is in other neighborhoods."

The developer, Anbau Enterprises, "is a husband and wife team—both are architects," Ms. Unger said. "They specialize in this. The majority of their properties are boutique buildings in landmarked districts."

"This building has a pre-war quality, she added, "with the light and spacious floor plans of new developments."

Architect Morris Adjmi "pays homage to what people know as the Upper West Side," she said.

Design elements of the building’s exterior are reflected in its lobby details and residence interiors. The public foyers, for example, are embellished with custom wallpaper based on the design of the facade’s terracotta panels.

The building is "practically completed," she said, with some remaining finishes on the amenities and common areas still do be done.

"Three people have moved in," she added. "Out of 19 units, we are over 60% sold."
