A Four-Bedroom in 15 Central Park West’s Exclusive ‘House’

It’s hard enough to snag an apartment in the illustrious 15 Central Park West condo building. But it’s harder still to find one in what’s known as the House, as there are far fewer units in this Central Park-facing front of the building than there are in the back part (known as the Tower). Add to that is the happy fact that this newly listed unit is on the eighth floor—which is special because it just breaks the tree-line of the park, giving the most intimate aerial view possible.

Completed in 2008, the building is the beautiful limestone creation of renowned architect Robert A.M. Stern. It was designed to conform to the aesthetic of the famous avenue it inhabits, paying homage to the historic co-ops that are its neighbors (the Dakota is just 10 blocks away). What this means is that it’s got all the luxuries of a brand-new condo building, but with the look of the old Upper West Side.

"Stern’s creative genius is really encoded into the building’s DNA," said listing agent Jacques Cohen. "It’s limestone, not glass. The esthetic benefits also have a functional value. The building looks like a co-op, but is made up of condos, which means you can avoid all the headache of a co-op building—you can rent your apartment, for example. It’s great for people with a more transient lifestyle."

Privacy is also a perk—first and foremost in the building, which has its own private driveway and is staffed around the clock by service. "It’s a paparazzi-free experience," Mr. Cohen said, "but the unit itself is perfect for the privacy freak, as the eighth floor of the House has only one other unit. It’s not a coincidence that there are so many celebrities who’ve bought in this building. It’s basically a fortress for the wealthy."

But the most magical element of the place, Mr. Cohen said, is one that didn’t even exist when the building was finished in 2008, which is the view of "Billionaire’s Row"—the ever-growing roster of high rises popping up just south of Central Park. "Being able to witness the Midtown skyline as it evolves adds an extra layer of excitement," he said.

This eight-room apartment has four bedrooms, four full bathrooms and one partial bathroom, and a separate dining room that can be converted into a fifth bedroom. It totals 3,478 square feet.

The building includes a private driveway, 24-hour service staff, valet parking, and its own private restaurant with butler service. For kids, there’s a communal playroom. You can work out in their fitness center or have a swim in the 75-foot swimming pool, followed perhaps by a treatment in one of the many spa rooms. Or you can do "real" work in any of the several business or conference rooms, as well as in the walnut-paneled library. Last but not least, there is a private screening room for film nights.
