A boutique residential building was unveiled Wednesday in Hong Kong’s Central financial district, one of the world’s most crowded and expensive areas, offering 40 residences, including a duplex and a penthouse with rooftop terraces.

The rest of the 38 units will be one-bedroom apartments, each with about 400 square feet of living space, according to The Development Studio, the developer of the project. The ground floor of the 22-story building, slated for completion this year, will be reserved for retail.

Located at 28 Aberdeen St., all the units in the tower will overlook the PMQ, a Grade-III listed historic building and a hub for design companies.

The project is the first for The Development Studio, founded in 2009 by Keith Kerr, a Hong Kong property tycoon who was chairman and chief executive of Swire Properties for 20 years. Swire Properties invests, develops and manages real estate properties in both China and the U.S.

"28 Aberdeen St. sets a benchmark for what we aim to achieve at The Development Studio— creatively designed units and timeless design that can fulfil the potential of this well-located site," said Mr. Kerr.

Designed by Wong & Ouyang Architects, the building’s facade features soft-edged aluminium cladding and an anodized bronze ribbon. A greenery-filled courtyard connects to the lobby, which is furnished with warm natural materials, including light limestone, walnut wall wraps and bronze handrails.

The floor plans will separate entertainment and resting spaces by marble-finished bathrooms. A state-of-the-art kitchen is equipped with gas flame hobs and oven by Miele.

The Development Studio and JLL, which is handling sales at the building, did not release the pricing for the development.
