The ranch life awaits on this 74-acre Ecuadorian estate.

With state-of-the-art stables for 40 horses, the home is a horse-lovers dream. And with 16 Peruvian horses, plus riding gear included, it’s ready for riders.

Hacienda San Joaquín is being offered in an auction without reserve on June 10 by Elite Auctions, it was announced Tuesday. The property will be offered in nine lots, according to Tara McLean, vice president of operations at Elite.

"It’s a great development opportunity," she said of the lots, which includes a boutique hotel that is about 60% complete and several parcels with zoning for new homes.

The ranch is part of a larger development. A property of similar size to one of the vacant lots on this estate that also has a home and guest house is listed for $2,400,000 on its website. An approximately 100,000-square-foot lot without a home is listed for $75,000.

It is a turn-key property, so everything that’s currently there will be sold with the lots, including an outfitted area for horses and riding equipment. Or all the lots could be snapped up by one buyer who wants the ultimate equestrian paradise.

Blaise Carroz, a French developer, has owned the property since early 2015. He decided to offer it via auction "to get the most exposure," Ms. McLean said. He also wanted to have a deadline for the sale.

The ranch boasts views of the Andes Mountains, as well as the Vilcabamba River. And with no reserve price, the cost of the lots is anyone’s guess, Ms. McLean said.

Just a few miles from Vilcabamba, Hacienda San Joaquín is surrounded by mountains, offering miles of trails for riding. There’s plenty of room for the horses to graze when not inside the equestrian center (it’s too grand to call it a "barn"), plus a training ring, a stadium for 250 people and a store and cafe. The stables will be offered as one lot.

The boutique hotel that’s in the works on the property has been designed to offer 22 suites. The work in progress will be auctioned as its own lot. The completed hotel has income-generating potential and could be the site of a wellness center, which Ms. McLean said was considered by the current owner.

A third lot includes a six-bedroom, seven-bathroom home for the owner, offering 8,300 square feet of living space and its own horse stables with 10 stalls and a tack room. The home is surrounded by gardens, citrus trees, two lakes and a tilapia pond, as well as volleyball and tennis courts.

Inside, the home offers rich wood ceilings and trim, red tile floors and a natural stone fireplace. Large windows frame the mountain views, and there’s a wine cellar, plus a massage room, fitness center and heated lap pool. A two-bedroom guest apartment is attached, and there’s a three-car garage.

Additional lots include an office building and five construction lots. Each of these lots is zoned for four to six new houses.

The larger development is a 663-acre, mixed-use area with accessible water and electricity. It has a gatehouse that is staffed at all times.
