Described as a "quintessentially Wyoming homestead," a brand new 6,000-square-foot timber log lodge is only one part of the 20 acres for sale in a unique natural setting at the foot of Grand Teton National Parkland.

The property, on the edge of the Snake River Passage, is set in a native wildlife migration corridor, where animals, from elk and deer, to bears and bald eagles, meander outside the front door all year round.

The current owners, Diane and Kent Nichols, have spent the past 25 years renovating and developing top end properties in Colorado, Washington and Wyoming. Ms. Nichols is an artist and focuses her design on the natural elements and setting for properties. She worked on both the main lodge and the guest house. They stacked the logs for the main lodge house in late 2007, which were left to dry and cure until summer 2013, completing the property in June 2015, it is yet to be lived in.

Stats

There are three separate parcels for sale, and an owner could do as they wish regarding developing or conserving the land. The front 10-acre parcel has the main timber lodge, which is 6,041 square foot with four bedrooms and four bathrooms, and a three-car garage with a studio apartment above it.

Then there’s a one acre parcel with a 1,000 square foot ranch-style guest house above a fishing pond with native trout, and a further untouched nine acre area for wildlife viewing and enjoying the beautiful outdoors.

Design Pedigree

Interiors include custom cabinetry, a solid stone mantel on the double height stone fireplace and artistic details throughout, a bronzed leather wrapped front door handle on the custom made front door, for example, and hand selected split log steps and railings leading up to the loft area above the living room, known as the "great room" with its soaring ceilings.

A buyer could design additional homes on the land, or develop and sell on the separately deeded one acre and nine acre parcels. There is also great potential for expanding equestrian facilities for horse lovers.

Talking point

Agent Ryan Block, of RE/MAX Obsidian Real Estate, says this homestead would be ideal for a "generational family legacy compound," with a focus on passing down, generation by generation "the ideals of conserving historic western values tied to the protection of the land and the pristine natural environments, native wildlife migration corridors, the native bird and fish habitat, and the open space that prevails today." There are no inheritance taxes in the state of Wyoming, and, adds Mr. Block: "This would be ideal for a buyer seeking to protect family fortunes and inheritances or as a tax shelter."

The main lodge has a spacious chef’s kitchen with state-of-the-art appliances, a built-in pantry and covered deck with a wood-burning stove fireplace off the kitchen and family room. There’s a wet bar and wine room off the great room and family room, with ice maker, dishwasher and fridge. The master suite has its own gas-log fireplace, private deck, a walk-in steam shower and freestanding tub next to a picture window looking out at the forest. The studio apartment over the garage has a kitchen, bathroom and deck ideal for wildlife watching, while the guest house has an attached garage and artist workshop.

Neighborhood Notes

The ranch is surrounded by conservation land and land belonging to Grand Teton National Park. "Most properties don’t offer this unique natural setting," Mr. Block said.

The entrance to Yellowstone National Park, meanwhile, is a 60-minute drive away, through "some of the most scenic country in all of North America."

The estate is also just a 10-minute drive to Jackson Airport and 15 minutes to Jackson’s main attractions, shops, galleries, restaurants, ski areas and rodeo grounds, as well as the entrance to Teton National Park.
