432 Park Closes Its Second Priciest Sale at $65.6 Million

An anonymous buyer went into contract on the full-floor unit back in 2013

An anonymous buyer closed the contract to buy a full-floor unit at 432 Park Avenue for $65.6 million a few days into 2017, according to property records.

The title of Unit 85 was transferred to its new owner, who shielded his/her identity through Parklight LLC, on Jan. 5. The buyer went into contract in the first half of 2013, according to the filings.

At $65.6 million, the sale was the second priciest at 432 Park Avenue, one of the tallest residential buildings in the world. Saudi billionaire Fawaz Al Hokair closed on a full-floor penthouse on the 96th floor for $87.7 million last September, so far the most expensive closing in the skyscraper, designed by Rafael Viñoly and developed by Macklowe Properties and the CIM Group.

The full-floor apartment Unit 85, which has never been listed publicly, spans over 8,000 square feet, with private elevator entrance, a gallery, a library and a wood-burning fireplace, according to the offering plan. It has five bedrooms.

Amenities in the luxury tower include a private restaurant, a fitness center, billiards room, a 75-foot indoor swimming pool and an 18-seat screening room.

Some of the "legacy sales" in the building, meaning contracts signed as early as in 2012, began closings last fall.

Last December, Lewis Sanders, the founder of Sanders Capital and former Chairman of AllianceBernstein, closed on a penthouse on the 88th floor for $60.89 million.

Currently, there are 15 active listings, including four under contract, in the 125-unit condominium building, according to StreetEasy. The most expensive on the market is the 8,255-square-foot full-floor PH95, asking $82 million. The least expensive is a one-bedroom unit at $6.5 million, but it, too, has access to the same luxury amenities in the building.

Attorneys for the Parklight LLC didn’t immediately respond to request for comment.
